Where Opera came from

Nine years of running short stays, not selling to them

Opera was not started as a housekeeping agency looking for clients. For nine years the people behind it have run serviced apartments and short-stay buildings across Sydney, Melbourne and Wollongong — properties that turn over every day, to a standard that has to survive public reviews, with no option to be late.

Every service on this site exists because we needed it and could not buy it, so we developed it ourselves. The checklists came from housekeeping briefs that failed. Linen hire came from laundry cycles eating the turnover window. Maintenance sits under the same contract because a fault found by a housekeeper is cheap and a fault found by a guest is not.

How a job runs

From booking to arrival, without you touching it

  1. 01

    Booking syncs

    Your calendar and your requests are synced into our system. Our integration specialists set it up and look after it — you do not have to touch it. Cancellations pull the job; late bookings add one.

  2. 02

    Team dispatched

    Housekeepers who already know the building — the dock, the lift, the bin room — are scheduled inside the 10-to-2 window, not to a weekly roster.

  3. 03

    Clean, fix, photograph

    Room-by-room checklist completed in the field, fresh linen in, used linen out, consumables restocked. Photographs attached to the booking record and signed off by a supervisor.

  4. 04

    Faults fixed, ideally today

    Anything broken, missing or worn is reported immediately with a photo and a price, with the intention of fixing it the same day — before the next guest arrives, not after they complain.

The outcome

When the operation works, nobody notices it

The guest notices a made bed, a clean bathroom and a working kitchen. They do not notice the 10am checkout, the linen run, the smoke alarm test or the fault raised at midday. That is the point.

We have integration consultants working inside the company, so jobs flow from your booking calendar into our job board without you building anything. Common questions

How much does an Airbnb turnover clean cost in Sydney or Melbourne?

Opera prices per job, never as a percentage of your revenue. What sets the price is the size of the property, whether the job needs a supervisor on site, whether there is room to store housekeeping products and consumables at the property, and whether linen and consumables are supplied by us or by you. We cater to a single studio and to a 200-key building — send us the details and you will have a fixed per-job rate back within one business day.

Do I have to hand over management of my property?

No. Opera does not take a commission and does not want your listing. You keep your channels, your pricing and your owner relationships; we run the physical operation underneath them. That said, we have more than a decade in short stays, so if you want advice or a second opinion on how you are running things, ask — we are happy to give it.

Can you handle back-to-back same-day turnovers?

Yes. Same-day turnovers are the normal case, not the exception. Our teams are scheduled against your booking calendar rather than a fixed weekly roster, so a 10am checkout and a 2pm check-in on the same property is a standard job.

Which systems do you work with?

We run on Mews, Opera, Flexkeeping, Breezeway, Duve and Akia, and we integrate with most major short-stay property management systems. We have integration consultants working inside the company, so the connection between your calendar and our job board is set up by us, not by you.

Are your teams insured?

Opera holds public liability cover, and every housekeeper and technician is police-checked and inducted on our checklists before attending a property. Our fire-safety technicians are licensed. Certificates of currency are provided on request.
